Condo Association Services - Common Area Assessments
A COMMON AREA ASSESSMENT apprises Condo Associations of needed repairs and building maintenance. The goal: to identify and prevent developing issues from becoming costly problems. This enables the Association to create a timetable and budget, to prioritize what to do and how to do it, and to get competitive bids.
Included: Our 21-POINT SAFETY CHECK, to detect current and potentially hazardous situations that could put your family, property, tenants and others at risk.
Common Area Assessments can be conducted for buildings with 3 units or 300.
A COMMON AREA INSPECTION of NEW
CONSTRUCTION or a REHABBED BUILDING should take place before the builder’s warranty period expires.
Likewise, a Common Area Inspection should be performed prior to any turnover of building management.

SPACE-MAN, Inc. has no monetary relationship with any individual or company, and NO Conflict of Interest when recommending further consultation or evaluative services. We work only for you, our client.
Occassionally issues revealed during an inspection may warrant more detailed analysis by another independent expert, e.g. structural engineer; electrician; HVAC, plumbing or roofing specialist. If so, we explain about type of service recommended, and why.

PAYMENT POLICIES
PAYMENT IS DUE AT THE TIME OF THE
INSPECTION. We accept Visa, MasterCard,
American Express, personal checks and cash.
FEE ADJUSTMENTS. We reserve the right to adjust quoted fee if an inspection entails additional areas or extreme issues that were not discussed when price was quoted.
AN ADDITIONAL CHARGE may be added for reimbursement of parking lot costs in some downtown Chicago locations.
CANCELLATIONS. Clients will be charged a
$50.00 Cancellation Fee for appointments
cancelled less than 12 hours in advance.
ON-SITE CANCELLATIONS. A minimum charge of $125.00 will be due on-site for any inspection that cannot be conducted due to: lack of access to the property; utilities not connected or turned on; ongoing work or construction which interferes with the inspection process.
