WHAT DO YOU DO AT THE INSPECTION?
We conduct a complete, in-depth visual examination of all accessible areas of the structure, its operating systems and components (over 300 separate items). Inspector Ron Isaacson draws on 30 years of experience and the latest forensic technologies. Your appointment includes a verbal commentary throughout the inspection; maintenance and repair suggestions; discussion of options for expansion or remodeling (if requested); general property overview; and review of your written report.
HOW LONG DOES THE INSPECTION TAKE?
The amount of time an inspection takes depends on several factors:
- The type of Service
- Type of Home
- Complexity of the property,
i.e.,size, age, condition, complexity of architectural style and construction, systems and components
Older homes and homes with crawl spaces,
multiple roofs or complex mechanical systems
often take longer to inspect. Your home may vary
from the following examples:
- An average-sized single-family home or town-home (2500 sq ft) usually takes around
three hours for our thorough examination.
- An average-sized condo takes approximately two hours. Inspecting common areas, roofs and grounds may add to the time required.
- A multi-unit building typically requires three hours for 2 to 3 units with partially separate mechanical systems; 4 to 6 hours for 8 units.

INTERIOR COMPONENTS:
- Heating System—Visible portion of heating plant and components
- Plumbing System—All visible fixtures, pipes and drains tested for operation
- Electrical System—Outside entrance wiring, service panel and visible wiring inspected;random testing of outlets.
- Attic—Visible roof sheathing, ventilation, insulation and framing
- Basement, Foundation—Structural soundness and evidence of moisture penetration
- Walls, Floors, Ceilings, Windows

SHOULD I ATTEND THE INSPECTION?
We hope you WILL attend, and accompany Inspector Ron Isaacson as he examines the
visually accessible portions of the property (though
not onto roofs, into crawl spaces or up ladders,
please!) Four eyes are always better than two.
Please use this opportunity to ask as many questions
as you want. We encourage you to learn all you can about: the property; its issues, potential issues and strengths; suggested maintenance; and possible strategies for modification.
WILL I UNDERSTAND WHAT THE INSPECTOR SAYS?
You will definitely understand your inspector. SPACE-MAN’s RON ISAACSON communicates clearly and concisely, in language that is never
too technical. Ask all the questions you want,
with as much explanation as you need. If English
is difficult for you, you may bring your own translator.
We supply a clipboard and special forms for note-taking, for both you and your real estate
agent. We also give you on-site guidelines so you’ll know what to do and how to help with the
inspection. The Inspection Report, likewise, is simply-worded yet thorough.
WHAT’S IMPORTANT ABOUT A SPACE-MAN REPORT?
We will take you through an on-site, easy-to-follow written evaluation (20 to 26 pages) immediately following the inspection. Your
report includes:
- Documentation of our findings, along with apparent circumstances and conditions at the time of the examination
- Notations on areas of concern, including what to watch for and what may require further, specialized evaluation
- Discussion of issues and options that can help save you money
- Results of our 21-point safety check, to help you keep your home safe and functional, now and in the future
