| OWNERS' PROPERTY INSPECTION. You need
An Inspection to assess the condition and
integration of visually accessible electrical,
mechanical, HVAC and DWV systems;
building components; structural elements;
and common areas. You receive both a verbal Narrative and a written Inspection Report, documenting conditions before they become catastrophes. We provide information about short- and long- term maintenance and repair issues, to help you prioritize and plan for expenditures. We recommend an inspection every five years to protect your investment. Inspection fees are based on number of units, number of mechanical systems, bathrooms, layout and accessibility. for PREVENTIVE MAINTENANCE. Thermal
Scans of building components can often give
indications of developing problems. Property
owners save serious money and trouble by
proactively detecting and addressing early-stage
issues. Huge technological advances make
Thermal Scanning—performed as part of a
Preventive Maintenance Program—both smart

PAYMENT POLICIES

SCHEDULING DEPOSIT. 10% of the quoted
fee Is due when you reserve your appointment
time. We accept Visa, MasterCard, American
Express, personal checks and cash. BALANCE OF PAYMENT IS DUE AT THE TIME OF THE INSPECTION. We accept Visa, MasterCard, American Express, personal checks and cash. FEE ADJUSTMENTS. We reserve the right to adjust quoted fee if an inspection entails additional areas or extreme issues that were not discussed when price was quoted. |
AN ADDITIONAL CHARGE may be added for
reimbursement of parking lot costs in some
downtown Chicago locations. CANCELLATIONS. Clients will be charged a Cancellation Fee of 10% of quoted price for Appointments cancelled less than 12 hours in advance. ON-SITE CANCELLATIONS. A charge of 10% of the quoted fee will be due on-site for any inspection that cannot be conducted due to: lack of access to the property; utilities not connected or turned on; ongoing work or construction which interferes with the inspection process. |
